Main Changes to Local Plan 2030 Policy S57 - Hamstreet, Land at Warehorne Road (MC100) Content

The Main Changes also introduce a further allocation at Hamstreet, at Warehorne Road for 50 dwellings. This site is less well related to the settlement and its services and facilities and is likely to have significant landscape and visual effects despite measures in the policy to reduce these impacts. It is in many if not all respects inferior to the allocation at S31.

My comments relate to MC100 and S57 and S31 within Hamstreet. The draft plan it stands is unsound (not justified) because there is no evidence that any consideration has been given to how new developments S57 and S31 will interact with either each other or the existing houses within the village. There is no evidence of solid facts or research or any comparison of alternatives. It is also unsound (not positively prepared) because there is no evidence that any attempt has been made to "objective

The proposed new residential allocations listed above are located adjacent to Network Rail's operational railway land and infrastructure. ABC and potential developers should be aware of and consider Network Rail's standard guidelines and requirements when developing sites located adjacent to or in close proximity to Network Rail's land, assets and operational railway infrastructure. * Planning policies * There is a deliberate concealing of the true size of the proposed site in this process, impeding the integrity of this public consultation. The site boundary above is much smaller than the site put forward by Crabtree in the earlier consultation at double the number of hectares (see attached), and as referenced by George Sparks in his letter on behalf of Orlestone Parish Council, as well as the elusive "Plan for Hamstreet" he has created without consultation or support fro

Policy MC100 S57 Hamstreet, Warehorne Road (Pages 42-44) PROW KCC supports Policy S57 (h). Minerals and Waste Affected economic geology: Sub Alluvial River Terrace Deposits. This is an allocation that will affect recognised economic geology in the Ashford area, as shown on the Kent Minerals and Waste local Plan 2013-30 Ashford Borough- Mineral Safeguarding Areas proposals map. In order for this allocation to be fully evidenced as an acceptable option for the delivery of the area's sustainable

The allocation of land at Warehorne Road, Hamstreet - Policy S57 is supported. It is considered that the proposed allocation has been appropriately considered and is consistent with National Policy. It is a positive response to the council's requirement to provide sufficient housing to meet objectively assessed housing need, the allocation is justified in this respect and by having a supportive landowner it is an effective allocation and ultimately deliverable. This is a site in a highly susta

The proposal for additional housing at Hamstreet - beyond the railway bridge on the Warehorne road - is inappropriate. The site is separated from the village, stretching the sense of place. It does not communicate adequately, or entirely safely, with the settlement. An enclave of dwellings there will be isolated and sandwiched between the A2070 and the railway, which is not good community planning and will provide low amenity housing. This site will not be taken up as keenly as others. There are

My Comments relate to MC100. Although I had a representation form following your public consultation in Hamstreet, it states on the form that the most efficient method for receiving comments on line, however I have not found the site particularly user friendly and seem to be going round in a loop. If my comments are not on the correct page then please relocate them. I wish to comment on MC100 the proposed new development in Hamstreet/Warehorne. my main concerns are for the impact that this devel

I am very concerned about the effect that this estate will have on the traffic in Warehorne Road. We went to a consultation in the Victory Hall a few months ago where the developers stated that the 50 houses on this estate would have only 25 cars. This is utter rubbish. Looking at any new estate it is plain that there will be a minimum of 2 cars per household maybe even 4 when the kids grow up and don't move out as is likely in the present financial state of the UK. There has been recent specula

New Policy S57 (MC100) allocates 50 dwellings on the site known as 'Warehorne Road, Hamstreet'. In line with paragraph 162 of the National Planning Policy Framework (NPPF) and the National Planning Practice Guidance (NPPG), we have undertaken an assessment of our infrastructure, including its ability to meet the forecast demand for the proposed development. That assessment reveals that additional local sewerage infrastructure would be required to accommodate the proposed development (involving m
