Policy S 30.This site itself is probably the most sensible and sustainable one that could be considered in the village, and the Egerton Parish Council has no objection to it being included in the plan. Sound in principle, but some more flexibility required as to developer funding - this ought to include other village facilities or amenities, not just to help support sport/recreation. Glad to see reference to the Village Design Statement. Reference to affordable housing provision and scope for village special needs such as older people to be included for completeness. Although the site does not form part of the Conservation Area, the views through the site to the village church, and of course its prominent position on the edge of an historic village means that the policy warrants a separate criterion on sensitive design, materials and layout. This should ensure the proposal conserves the character of the village. Access and site frontage treatment will also be important. |

The identification of this site is completely unjustified in view of its inherent unsustainability of location relative to other sites in the borough. The village has not previously been identified as a settlement tier which can accommodate growth with it not even qualifying for a tier 3 designation in the Core Strategy or the Tenterden and Rural Areas DPD.
The allocation of this site would be contrary to policies in the NPPF which seek to promote sustainable forms of development. There is no e |
