Paragraph 4.344 acknowledges that the site is adjacent to Hothfield Common SSSI and that the site is already under considerable pressure from recreational use. The proposed site access has been stipulated to be from Station Road, close to Coach Drive, where it would lie close to the brow of a hill and the inside of a bend. CPRE does not object in principle to some additional housing in Hothfield, but it is considered that this site, as a result of its close relationship to Hothfield Common (SSSI), it is unlikely to be suitable. This site is already subjected to significant recreational pressure.

This seems to me to be a sound document which sets out the need to consider business and residential development in and around Ashford. The plan appears to have identified a number of sites for residential development which would enhance the local area and cause minimum negative impact.
