The County Council – as Local Minerals and Waste Planning Authority - confirms that, according to British Geological Survey safeguarding data, river terrace deposits are present within the allocated site and are vulnerable to sterilisation.
As set out in the adopted Kent Minerals and Waste Local Plan 2013-2030, Policy CSM 5: Land-won Mineral Safeguarding and Policy DM 7: Safeguarding Mineral Resources detail how minerals of economic importance will be safeguarded from being unnecessarily steril |

Policy S37 – Smarden – Land adjacent to Village Hall
Policy Overview
7.5.1 Policy S37 proposes to allocate land adjacent to the Village Hall for residential development. It seeks
to restrict development to up to 25 dwellings, with a number of specific criteria required to make a
development acceptable.
7.5.2 The inclusion of a policy which allocates new housing development in Smarden is supported. The
village is a sustainable location for development and it suitable for housing growth. How |

The County Council will require financial contributions towards KCC services including towards the construction costs of any new education provision required to mitigate the impact of this development. |

Policy S37 allocates up to 25 dwellings on the site known as 'Smarden – Land adjacent to Village Hall'. In line
with paragraph 162 of the National Planning Policy Framework (NPPF) and the National Planning Practice
Guidance (NPPG), we have undertaken an assessment of our infrastructure, including its ability to meet the
forecast demand for the proposed development. That assessment reveals that: (i) additional local sewerage
infrastructure would be required to accommodate the proposed develop |

I support S 37 which will put 25 homes on a site in Smarden. |

I am writing to support the documented aim of the current Local Plan for Smarden which identifies a development of up to 25 houses by 2030 within the village on land adjacent to the Village Hall.
I have read the section of the Local Plan which is relevant to this proposal. I realise that much work and research has been undertaken to finalise this Plan, taking into account both the needs of the Borough Planning Department's targets for the area and the identified needs of t |

I would like to support the principles outlined in the local plan and its proposals for Smarden.
However, I still have some concerns as to the suitability of the land adjacent to the Charter Hall. These relate to safety in terms of access to and from the site during construction and subsequently for the extra vehicles that even 25 houses in this one site will inevitably produce. Most journeys for these residents (as present residents) will have to be made by car due to poor transport links and |
