Introduction
* The need for a future housing mix addressing local requirements in Woodchurch was identified in the 2004 Village Plan and further reinforced in the 2014 Survey and subsequent consultations.
* This need is not addressed in the 2030 Plan. The Parish's view is that our community's needs are not being prioritised in this plan and that favouring commuter style market homes to meet housing targets is unacceptable.

Due to the size of the proposed site a maximum number of houses should be specified.
There is no specification for mixed housing which is contrary to NPPF 50. The village is in need of smaller properties that can be afforded by the village.
The site is located on a bend on Front Road, a busy main road, and additional parking at this point would be dangerous and unacceptable.

A maximum number of houses needs to be stated for this site as past experience has shown that due to the size of the site a developer will automatically propose more dwellings.
Front Road is a busy main road through the village and additional parking on the road at this proposed site is unacceptable to the village.
Views to the countryside at this site are very much valued by the village and are not adequately protected.
Mixed housing is not specified (contrary to NPPF 50). Affordable housing |

The proposal to include this site contradicts the thrust of the adopted Woodchurch Village Design Statement and in particular the Design Guidance no 10 which seeks to maintain the important vistas within the conservation area and retain the rural character created by pockets of open space penetrating the built up roadside frontage-
Any development of this site is therefore clearly at variance with current planning policy in the form of the community-led VDS and should be excluded from the draft |

I work within an industry that relies on building development, but I strongly feel both of these sites are an inappropriate development for the village.
The village needs to sustain a healthy mix of residents from people that work locally, born here and new people moving in, but does not need development to the detriment of the ambiance of the village.

There needs to be a clear definition of the number of homes proposed before development proceeds.
Site access is on a bend and there have in fact been accidents in this area.
Having lived here for 46 years I have noticed that each winter there is a problem with drainage towards the bottom of Front Road which does not seem to have been satisfactorily resolved.

Although reducing the number of houses for this site is a positive step, there is still nothing from ABC about the types of houses that will be built there. We need some smaller properties, and these should be part of any new development on Front Road |
