The County Council will require proportionate financial contributions towards the construction costs of any new education provision required to mitigate the impact of the proposed development. Additional contributions for the provision of County Council Services (e.g. Adult Social Care, Youth Services and Libraries) will also be required.

Paragraph 157 point 5 of the NPPF states that Local Plans should 'allocate sites to promote development and flexible use of land, bringing forward new land where necessary and provide detail on form, scale, access, and quantum of development where appropriate' (our emphasis).
In our opinion, the terms 'specialist' and 'small-scale' in draft policy S6 do not promote development and the flexible use of land at Newton Works. We contend that the term 'specialist' and 'small scale' are superfluous t

POLICY S6 – FORMER NEWTOWN WORKS
POLICY S7 – FORMER KLONDYKE WORKS
Policy S6 proposes that the site of the former Newtown Railway Works provides a mixed use neighbourhood based around the regeneration of the area through the restoration of the range of listed railway buildings to create an attractive new place to live and work and for visitors to enjoy.
Policy S7 proposes that the site of the former Klondyke Railway Works has an alternative use as a residential development.

4.68 Ok, the houses around this area of Newtown have already been built very close to a narrow road, leaving no option for road widening as well as the problems with the Crowbridge Bridge. This development would greatly increase road use there. And anything developed there ought to be railway themed!
