P.160. POLICY S42. St Michaels, Beechwood Farm and P. 158. Policy S41. Chilham, Mulberry Hill, Old Wives Lees. We object to the inclusion of these sites. We consider that applications for exceptional individual homes of innovative design should emerge naturally. The design of an exceptional or innovative dwelling should be the criterion on which a site might be given planning permission — not the other way around.

Policy HOU5 and NPPF Paragraph 55 makes sufficient provision for 'exclusive' homes in the countryside and will encourage innovation. Because of this, CPRE objects to the allocation of this sites for exclusive homes. Allocation of sites for exclusive homes is unnecessary, is not in keeping with the intent of the NPPF, is given sufficient flexibility in HOUU5 and does not understand the importance of 'site' and the crucial inspiration generated by a site for high quality and innovative design.

My clients fully support the delivery of 'exclusive' residential development and in particular the identification of land at Beechwood Farm, St Michaels, pursuant to Policy S42. However, it is requested that the site area be extended, as shown edged red on the attached plan. The entire site is in the ownership of the my clients, who consider that in order to meet the Local Authority's stated objective to deliver 'exclusive' housing at the top end of the housing market, these larger dwellings sh
